Does Waterset have an HOA? What is a CDD and why does Waterset have one? How much are the HOA and CDD fees?
Part of what makes Waterset feel like home is the beautiful landscaping and architectural style of our community - the Homeowners Association (HOA) helps ensure we never lose that charm. As a deed-restricted community, the HOA provides a Design Review Committee that approves resident requests for modifications to their homes and/or properties. The HOA also determines additional parameters to enhance the community, including enforcement activities, legal information, and insurance provisions.
When you live in Waterset, you live in a community built with careful planning, infrastructures, and award-winning amenities, made possible in part by the CDDs. Waterset has two CDDs, or Community Development Districts. They were created to help plan, construct, and operate the many structures and systems of the community, and to maintain them throughout the many years you will call Waterset “home.”
The Waterset HOA fee is only $89 per year. Because our villas are low-maintenance, they have supplemental HOAs that cover lawn care, exterior maintenance, and more. Our CDD fees vary by your type of home and lot size. Learn more in our community brochure.

Waterset has plenty of schools within the community and nearby. From Kids R Kids Waterset to the SouthShore Montessori, Doby Elementary, and Waterset Charter School, there's plenty of options to ensure your little ones get off to a bright start. Middle schoolers are zoned for Eisenhower Middle School and high schoolers for East Bay High School.
How far is the beach from Waterset?
